Day Thirteen

We've been grappling with a BIG decision for some time. The original "master bedroom" and "master bathroom" were very small, measuring 12ft x 10ft for the bedroom and 5ft x 10ft for the bathroom, with only one closet featuring bifold doors. We knew this would be an issue for resale, so we had to decide how to best utilize the current garage space. The garage, as it stood, wouldn't allow for a full-size SUV to be parked in it and would also serve as a laundry room.

Option 1: Combining Bedrooms Our first option was to combine two of the current bedrooms to create a larger master suite and then use the garage space as a guest bedroom. This configuration would allow us to market the home as a 3 bed, 3 bath property. However, this still didn't create the master oasis we were aiming for.

Option 2: Garage Conversion The second option was to borrow a little space from the living room and convert the garage into a master bedroom and bathroom with direct access to the pool. This would transform the house into a 4 bed, 3 bath property, adding 312 sq ft of space for the master oasis. Additionally, this configuration would create a true split floor plan, potentially increasing the resale value.

Decision Process Converting the garage would undoubtedly add more work to Brian's current task list, such as framing out the garage door wall, raising the floors, installing new plumbing, adding a glass door to the pool, and running new duct work. Despite the added effort, we firmly believe it's the right decision. To compensate for the lost garage, we plan to pour a concrete parking pad. Future owners will have an acre of land to add a garage if they wish.
